A unique land-lease manufactured housing community
A drive through JennLake Meadows quickly dispels typical connotations about trailer parks. We are known for being safe and quiet with a “neighborly country living” vibe, strict but fairly enforced rules, and a financially affordable land-lease housing option in Starkville for overall value. JennLake was originally built to provide an alternative for veterinary students who didn’t want to live in an apartment but couldn’t afford to purchase a site-built home and land while they were in vet school. Today, we still have many vet student residents, but we also have some responsible undergraduate students, nursing students, graduates who have stayed after graduation, young professionals often starting their own families, alumni game homes, and a few older residents who have downsized. It’s a diverse community but everyone who owns a home here must have a direct family member as the primary resident. Only two adults and two vehicles are allowed (spouse/partner or roommate). We do not allow any homes to be rented and we do not allow homeowner financing. Because everyone is a homeowner, everyone is incentivized to take good care of the property to ensure the demand for future buyers stays strong.
There are 92 original “older” lots that had homes installed on flat ground with no pad under them. We are slowly replacing those homes with new homes installed on modern dirt pads. In 2018 an expansion area opened with 37 new lots as well as 4 lots behind the big pond. The property consists of 110 acres, with 55% developed for manufactured homes. All utilities, including electricity and sewer (no septic tanks), are underground. There is an abundance of open space with a blend of meadows, two private ponds stocked with bass and brim, and wooded areas with trails. Dogs are allowed off leash in the common areas if accompanied by their owner and under control. We also offer limited availability horse boarding.

We do not keep set office hours, but we try to respond to emails, voicemails, and texts in a timely manner. This website provides a lot of useful information, but we understand purchasing any home is a big decision. We are happy to answer additional questions you may have. The owner lives onsite and keeps her own horses here. Feel free to drive around the property and talk to current residents who may be out walking, playing with dogs at the ponds, or fishing.

We have one RV hookup at the pavilion which is available for short-term rental. There is power but no water or sewer hook-up. There is fresh water to fill tank sand a dump station available.Contact the office directly for inquiries. Priority will be given to residents who have visiting families. Scheduling will be coordinated around scheduled pavilion events.
